CPS is engaged for project management services for the design and construction management of 30 Independent Living Units (ILUs) at Uniting Nowra. The site currently features two residential cottages converted to small business suites that will be demolished to make way for the construction of a four level residential building. The site will complement Uniting’s existing residential aged care premises located directly across the road.
The scope of works include:
Demolition of two asbestos ridden single storey dwellings
Consolidation of the two lots into a single allotment
Construction of 30 units, 18x 2 bedroom units, 12x 1 bedroom units
24 of the units for seniors living and 6 units for affordable housing
·Construction of 30 undercroft carpark spaces and community lounge area
Obtain development consent from Shoalhaven City Council
Coordinate fire engineering solutions to design elements that do not comply with DTS provisions of the NCC
Prepare tender documents and appointment of head contractor
Preparation of design and construct contract
Management of head contractor during construction phase.
This project represents a major driver of Uniting’s’ ambition to be leaders in seniors living in the South Coast region of NSW. The density and bulk design of the structure is the first of its kind in the street and sets a positive precedent for future development in the area. Nowra’s ageing demographic and the desire for increased independent living options are drivers for Uniting to deliver more projects like this. The site is well serviced by Nowra township being less than 400m from community clubs, local places of worship, parks and a major regional hospital.
CPS were successful in tendering for this project on the grounds of driving project deliverables sooner than anticipated, our experience in regional centres, existing relationships with appointed consultants and our proven ability to deliver quality projects on time and budget.
