Jenolan Caves Precinct Housing
CPS was appointed by the Jenolan Caves Reserve Trust as Project Manager to manage the scoping and refurbishment of 16 residential dwellings. The refurbishment occurred within the World Heritage area and was undertaken with sensitivity and awareness of the historical, environmental and heritage nature of the area.
The buildings have been modernised and hazardous materials removed. Lower energy heating and cooling systems installed, replacing unflued gas heaters and open wood fires. Some of the cottages date back to the 1890’s as part of the policing precinct while others were built after the Second World War. All cottages had bespoke solutions required to fulfil the Client's refurbishment brief.
The project consisted of remedial building works predominantly to the exterior of the building. Repairs included removal and replacement of floor coverings, new and improved kitchens, fire risk mitigation with smoke detection, gutter guard and ember resistant fly screens to windows and doors and façade cleaning and painting, window repairs, re-roofing and extensive reduction in fire risk from adjoining bushland and adjacent landscaping.
Specific tasks included:
- Scoping and value engineering to buildings of historical value
- Tendering and procurement
- Safety auditing and cost management
- Sequencing and staged handover
- Contract Superintendence
- Effective management of a Principal Contractor with various construction precincts in a remote area
