Grafton Aged Care Facility 

CPS was engaged for Project Management services for the delivery of a 112 bed new build Residential Aged Care Facility at Grafton.

The scope of work included:

  • Master planning of the site
  • 112 bedroom accommodation
  • Dementia Specific Unit
  • Stagged construction for two stages
  • Construction of reception and associated offices
  • Kitchen and laundry facilities
  • Community care services
  • Internal courtyard gardens
  • Café with terrace

The building was constructed in 2 stages. Stage 1 was completed in August 2016 and the residents of the existing Residential Aged Care Facility (RACF) were relocated into the new building. The existing RACF was then demolished and Stage 2 built in its place and completed for resident occupation in October 2017.

CPS was responsible for negotiations with council, assisting in the purchasing negotiations for adjacent properties, procurement of the consultant team, management of the design process, procurement of the main contractor and are superintending the construction works. The project is fully documented and the works were carried out on a lump sum basis. However, in order to de-risk the project CPS managed an early contractor engagement ‘ECI’ process whereby a contractor has participated throughout the detailed design process and ‘value-engineered’ the project.
