In February 2003, CPS was appointed as the Project Manager of this project which comprised of a complete strip back to the buildings concrete core frame. CPS engaged the consultant team to fully document and tender the construction works for this project which included the full replacement of mechanical services and facades, along with the excavation and creation of new basement levels.
CPS was responsible for the management of multiple adjoining residential and commercial stakeholders in negotiating the access over adjoining lands whilst the works were carried out. A fluid design process was needed to accommodate the owners decision to change the use of the lower levels of the building to incorporate a bar and restaurant.
This evolving design required separate development applications and the redesign required extensive underpinning and temporary structural support to ensure the existing building remained sound and intact. The $14 million project was completed in July, 2006 with the building achieved an “A” grade rating in accordance with the Property Council Commercial Office rating system.
